Most removal firms open with how many bedrooms. In Epsom that is the second question, and asking it first is how moves go wrong here.
Why permissions, and not areas
A town this size would normally be divided up on a website by neighbourhood. That would be tidy and it would be close to useless, because two houses on the same street can sit under completely different arrangements — and two addresses on the same former hospital estate frequently do.
What actually determines an Epsom move is who controls the door and the road outside it. Sometimes nobody but you. Sometimes a managing agent with a lift booking system and permitted hours. Sometimes an estate company that owns the road. Sometimes the council. And twice a year, a racecourse.
What being local actually buys you
Not warmth, and not a van with the town’s name on the side. It buys the knowledge that the road you think is public is not, that the block needs our insurance certificate before it will confirm anything, that your estate was converted in phases under different management, and that the date you were about to pick is a race day.
A national operator quoting off a postcode cannot know any of that, and will discover it at the same moment you do.
What we will tell you not to do
Book a Downs-side move on a big meeting. Pay for a bay suspension on a date when the road is closed anyway. Assume a Saturday move in a managed block that only permits weekdays. Leave the agent notice until the week before.
None of those conversations wins us any work. All of them save somebody a bad morning.
How we would like to be judged
On whether every permission was in place before the day, whether anything was broken, whether the communal areas were left as we found them, and whether anybody had to be told something on the morning that should have been settled at the survey.
Tell us the address and who holds the keys to the door
Both addresses, roughly how much there is, and — if it is a managed block or an estate — the name of the block or the estate. That is the detail that unlocks everything else.
