Local stock

Five hospitals, now five estates

Five enormous Victorian and Edwardian asylums were built on the fields west of Epsom, and between them they housed a small town. They are now housing estates, and they give Epsom a stock of property that exists almost nowhere else: apartments inside listed institutional buildings, with long communal corridors, shared lifts and original staircases — sitting on private estate roads a few yards from ordinary freehold houses.

  • A converted ward block has corridors far longer than an ordinary apartment building, so the carry from the lift to the door can be substantial. That affects the crew size rather than the vehicle.
  • The original staircases in the retained buildings are frequently the listed part. They are also frequently the only alternative when the lift is in use, which is why we measure both.
  • On several of the estates the houses are freehold and the roads are not adopted. You may own your front door and still need the estate company’s agreement about where a vehicle stands.
  • Phases differ. Two addresses a few hundred yards apart on the same former hospital site can sit under entirely different management arrangements.

Twice a year the town closes

The big meetings shut the roads across the Downs and fill Epsom. It is the most local piece of knowledge there is, and the one a national firm quoting off a postcode cannot have.

The Downs roads close

On the big meetings the roads across the Downs are closed to through traffic. Addresses at Tattenham Corner, Langley Vale and along the Downs edge become genuinely difficult to reach, and the diversions are long.

The town centre fills

Epsom takes a very large number of visitors on those days. Parking that is merely tight on an ordinary weekday is not available at all, and the station approach is busy from early.

A suspension will not help you

A council bay suspension holds a bay against ordinary parking. It does not help when a road is closed under a traffic order for an event, and it is not worth paying for on those dates.

Why do you ask who controls access before anything else?

Because in Epsom the answer varies more than almost anywhere. You might need nobody’s permission, or a managing agent’s, or an estate company’s, or the council’s — and which one it is decides the date, the vehicle and how far ahead we have to start.

A firm that asks about bedrooms first and access later finds out on the morning, which is the worst possible moment.

We own our house freehold. Can the estate company really stop us?

They cannot stop you moving, but on several Epsom estates the roads are unadopted — maintained by a management company rather than the council — so the company does have a say in what drives on them and where it stands.

It is almost always fine when it is asked in advance. It is occasionally a problem when a vehicle simply turns up.

What are the Cluster estates?
